Terms & Conditions

GENERAL TERMS AND CONDITIONS:

  • Any report that has been prepared by West Country Inventories Ltd is an informative guide to help the Landlord and Tenant. Please read all documents carefully.
  • West Country Inventories Ltd reserves the right to not complete reports where it appears that the safety of the inventory clerk could be at risk.
  • Any report provided in no way constitutes a valuation or structural survey of the property.
  • It is accepted that unless otherwise stated any item listed is in good condition.
  • The tenant should check all electrical items within seven days from signing the inventory and report any defects to the landlord or agent.
  • It is not normal to include in detail the following items on the inventory:
  • Numbers and titles of books
  • Plants
  • Consumable items or cleaning items
  • Items which are visibly packed for storage
  • Miscellaneous items
  • Mattresses will only be inspected if they are readily accessible.
  • Visible parts or carpet and flooring will be inspected-heavy furniture will not be moved to inspect underneath any articles.
  • An inventory clerk is not specialist in valuable furniture or antiques and will not be expected to recognise any specialist items.
  • Lofts and outbuildings will not normally be included within the report unless previously negotiated.
  • Although the price list is correct at time of publishing this is subject to review.

PAYMENT TERMS:
West Country Inventories Ltd will provide an invoice with the completed reports as requested, payment is to be made within 14 days from the date of the invoice either by cheque or cash. If necessary, West Country Inventories Ltd reserves the right to refuse the release of reports until payment has been received.

SAFETY DISCLAIMER:
Please note that the inventory is a record that items exist and the condition they appear to be in. The inventory is not a report on the adequacy of items or any guarantee of the safety of any equipment.

FIRE REGULATIONS:
The inventory will indicate whether any soft furnishings have the relevant mark on them to confirm that they adhere to The Furniture and Furnishings (Fire) (Safety) Regulations.
